Centre of Excellence

Don't know where else to put this.
It basically says they will turn the old Broadmeadow rail marshalling yards and maintenance centre and the buffer zone around them into high density high rise housing in line with government plans to build high density near railway stations.
The reason we should talk about it is they are saying 16,600 dwellings or 30 to 40 thousand people within walking distance to EAS.
It's a hell of a lot of potential customers.
The article also says the site of the present entertainment centre and I assume the showground will be part of the new housing area and a new 11000 seat entertainment centre to be built near EAS - I assume where the trotting track is.
That'll take 20 years plus to complete. There simply isn't enough absorption in that market to support a faster timeline.

Just getting to completion on say 2,000 dwellings, being a mixture of land lots and units, would probably take 5 years.

The draw for the junior comps are out and there's plenty of games listed at the COE starting in early March. There was a couple originally listed there late this season that got moved because there was nowhere for people to watch. Still haven't seen any progress on making it suitable for games with spectators.

Jersey Flegg & NSW Women's Premiership are scheduled to play almost all of their home games there, with NSW Cup having a couple there as well. SG Ball, Tarsha Gale Cup & Harold Matts still splitting their home games between Charlestown and Cessnock.

Speaking of the COE - article from a few weeks ago saying they're planning to build a small grandstand/changing rooms next to one of the fields.

I'm sure it's a typo in that article where it says 224 seat stadium.
The photo mock up of the stadium shows it goes half the length of the field and is quite a big structure.
1224 sounds like the real number, and i'd say even that sounds too small.

Article about Wests starting work to turn the old Knights training ground into an over 55s village worth hundreds of millions right next to their pokie palace.

It was always the plan, but spending 10 million or so to move the Knights onto government land and making a squillion from the Wests land they were on is some good business.

They might off load the knights in 5 years

They might off load the knights in 5 years
It wouldn't matter if they did once they get the new junior stands and player accommodation built
It's a profit making business now.
If tey turned it over to members or even sold it to the next Tinkler or Con Considine, It would still just go on without need of a cash injection.

Yuck.

I know the whole reason the NSWRL triumphed over the QRL is pokies, and the sport as a whole is propped up by gambling, but I don’t like it. Call me a wowser if you like hahaha.

You wowser! Nah but on serious terms nobody makes them walk into the venue and smash hundreds of dollars into bright buttons with cool sounds. I'm with you though it's really not good to put it where these places are literally an arms throw away.

I think there’s something about the sounds those machines make which is supposed to be particularly appealing to people with addictive personalities, like they’re literally engineered that way in consultation with psychologists, which is very sinister.

I know no one holds a gun to their head, but I do look at people dumping all their money into those things and just think “if I wasn’t such a tight arse with an existential terror at the thought of losing any money, that might be me”, considering how much time I spend playing video games, looking at my phone, etc. I think it all tickles a similar part of the brain.

And then yeah you’ve got the elderly, maybe the demographic which can be most easily bilked out of their money. Setting it up so they can just walk across the road and pour their pension cheques into those machines feels a bit like setting up a trap house next door to a rehab clinic.
